Tool Kit

The Community Toolkit includes several different elements or "tools". We like to call it a "tool kit" to describe the various components that make up a community (e.g. transportation improvements) that are sized to meet the needs of not only El Rancho San Benito but also of San Benito County. As we receive community input and feedback over the coming months, we will determine whether to revise the community size as well as the size of the amenities and improvements suggested herein.

We are proposing that El Rancho San Benito become a 6,800 home community with 5,440 market-rate homes and 1,360 below market-rate homes. The majority of the land will remain undeveloped and permanently preserved for farming, ranching and natural resource protection. The project will fully fund all of its public service requirements. It will also generate approximately $170 million of additional revenue to substantially fund critically-needed highway improvements. We also propose funding for other public programs throughout the county.

We believe that our proposal best combines the community's desire to conserve the county's rural character and culture.
